Homeowners on working with Frank

  • Frank and his team built our dream home through COVID, and the quality has been exceptional. Years later he still checks in seasonally and stays a call or text away, which is rare and appreciated.

  • Frank handled our kitchen renovation and we could not be happier with the final project. He was on site every day, used skilled craftsmen, and made what could have been stressful feel easy.

What to know before building in Homer Glen

New residential buildings, additions, exterior and interior remodels and detached garages all need a building permit from the Village of Homer Glen. Permits for new construction or larger jobs must be submitted in person, while smaller ones can be emailed to the Building Department. The village lists Residential Development Impact Fees and Contractor Registration as separate items, so budget time for both before you apply.

Review can involve building, zoning and engineering, and the village says a single family home review can take up to a month. Once you're building, inspections need 24 to 48 hours of notice, and a new house needs several of them, so that notice adds up over a job.

The tree ordinance is the rule that most changes a plan. Ordinance 06-014 applies to property developed through a preliminary plat or lot division application filed after March 31, 2006. Under it, development in residential zoning districts may not remove or disturb more than 50 percent of the total diameter inches of Significant Trees without reforestation or restitution. It also bars clear or wholesale tree cutting before a grading permit and an erosion control permit are issued.

Whether your lot falls under that ordinance depends on when it was platted or divided, so ask the village early. RL coordinates the permit package and lines the plans up with the village's rules. Learn more on the custom homes page.
